Review: Pangsapuri Melor Sek 5 Bangi
Project Name: Pangsapuri Melor
Location: Sek 5 Bangi. Surrounding area is double-storey terrace houses. near Jalan Reko
Developer: VCS Builder JV with PKNS
Build Up : Around ~750 sq ft with 3 bedrooms and 2 bathrooms. Total 2 blocks - A & B with 9 floors.
Price: RM112k only.

Review: Setia Alam, Ayu Impian
Well, I'm not a taikor nor a successful investor yet. This is my first review
Project Name: Alam Nusantara
House Type: Ayu Impian
Location: Setia Alam
Developer: PKNS
Build Up: 20x70 and TBD
Price: tentative at RM520k to RM590k TBD
Launch date: TBD. someone said in June, when I asked the SA he said after Raya
Personal thought: Well I think it will be a Buy-Buy-Buy (BBB). With 7% bumi discount + 3% early bird (unless they cancel it) + 5% for gov staff (unless they cancel it) Ayu Impian still the cheapest new house among all in KV area. Setia City Mall already opened last Thursday, and I have started to receive call to rent. Rental rate is about RM1200-RM1500 mainly from company and workers.
(really hope the price will be lower than RM500k hehehe)

Domain 5
Went to Domain5 Apt by Emkay. Unfortunately the 2bedrooms already SOLD OUT. Only left the 3bedrooms. The good things
- I would say it's DIBS. If u get loan from Maybank Cyber means you dont need to pay for construction interest. If u get loan from other banks/branch, then u can claim back the construction interest monthy/quarterly
- Low D/P - $3k only
- Got shops in front of the Apt - easy for tenants to get food.
- Location wise - near MMU and Cyberjaya biz park.....
